Building Surveys
This is a very detailed report; the inspection can take several hours and often involves some limited disturbance to the building itself. Our surveyors will examine closely the structure and condition of the building and, in some cases, may recommend specialist reports for drainage, electrical systems, central heating and timber diseases.
Some restrictions may still exist to prevent complete inspection (such as fitted floor coverings, limited roof access), but within these limitations the survey will be complete. In recognition of the work required for this report, the building survey is considerably more expensive than any other type of report.

Our Surveyors can carry out individual elemental or arrange for specialist Investigations to be carried out where concern exists over specific parts of, or defects in, a property.
The scope of this type of investigation will be specific to each individual job and, if necessary, the brief may be altered as findings on site dictate.
A measured survey includes taking on site measurements of land and or buildings and producing plans, drawn to scale. Plans can be produced either, on the drawing board or on the computer using a drawing software package. Plans can be produced in paper format and if drawn on the computer your plans can be copied onto a CD or they can be e-mailed to you.

As a building owner or employer you have a duty under the Disability Discrimination Act to ensure that the building and work environment meet with the requirements of the act. Clee Tompkinson Francis can assist with the Access Audit and the planning of any improvement works required as a result of the audit.
As a building owner or lessee you may have a duty under the Asbestos at Work Regulation to assess your building with a view to managing any asbestos based materials forming part of the structure. Clee Tompkinson Francis can assist with the survey and identification.
Dilapidation's are a specialist field, which involves resolving a dispute relating to a leasehold property. In order to do this you must first clarify where the liability lies, i.e. is it with the tenant or the landlord.
Our surveyors have extensive experience in the area of Dilapidation's, representing both the claimant and defendant on a number of cases in varying client sectors. Clee Tompkinson Francis work on a fixed fee or a negotiated rate basis when carrying out dilapidation's.

Depending on your specific requirement, Clee Tompkinson Francis can also fulfil the role of Building Owner's Surveyor, Adjoining Owner's Surveyor or Third Surveyor, including preparing Party Wall Notices and Party Wall Awards in accordance with legislation.
