Clee Tompkinson Francis’ Commercial Department has developed to provide an all round professional package to new and existing clients, supplementing our existing services.
We can provide advice on a range of commercial property related issues such as valuation, lease renewals and rent reviews.
Commercial Property Agency
Whether you are looking for a tenant or a purchaser of your business premises, we will be able to assist in finding a suitable occupier or purchaser.
Our agency work is wide ranging and includes industrial, office and retail instructions. Apart from straightforward disposals, we are also able to carry out acquisitions and this ranges from undertaking initial searches through to providing detailed advice regarding values, rent and lease terms. We can also provide advice as to best way to utilise land holdings to your greatest potential, particularly in respect of disposal of surplus property.
Commercial valuations can be provided for a variety of purposes, including acquisition, disposal, rental or financial planning purposes.
In assessing whether a Valuation is required, property owners or potential purchasers may require informal advice. Under certain circumstances a Chartered Surveyor is permitted to give advice which is not a Valuation but nevertheless can be of real benefit in the decision making process when considering the acquisition or disposal of a commercial property asset.
As qualified Chartered Surveyors we can provide valuations in accordance with the Royal Institution of Chartered Surveyors Appraisal and Valuation Manual referred to as a 'Red Book Valuation'.
Rent Reviews And Lease Renewals
Most forms of lease make provision for the rent reviews. Whether you are a landlord or a tenant, we can work on your behalf to ensure that the best value is being achieved. We have extensive knowledge of what rents are being asked and paid for different properties and can use this knowledge to your advantage in negotiations and advice.
In respect of a new assessment, we are able to carry out a rating assessment and advise on the benefits of making an appeal, and the likely outcome. An appeal may produce a reduction in the rates payable, but caution needs to be exercised as an appeal can also lead to an increase.
