COMMERCIAL VALUATION

Commercial valuations can be provided for a variety of purposes, including acquisition, disposal, rental or financial planning purposes.

In assessing whether a Valuation is required, property owners or potential purchasers may require informal advice. Under certain circumstances a Chartered Surveyor is permitted to give advice which is not a Valuation but nevertheless can be of real benefit in the decision making process when considering the acquisition or disposal of a commercial property asset.

As qualified Chartered Surveyors we can provide valuations in accordance with the Royal Institution of Chartered Surveyors Appraisal and Valuation Manual. This promotes consistency in the valuations a Chartered Surveyor will make in providing formal advice. As such this will often be referred to as a 'Red Book Valuation' due to the simple explanation that the RICS Appraisal and Valuation Manual is a large red book.

RENT REVIEWS AND LEASE RENEWALS

Most forms of lease make provision for the rent reviews. Whether you are a landlord or a tenant, we can work on your behalf to ensure that the best value is being achieved. We have extensive knowledge of what rents are being asked and paid for different properties and can use this knowledge to your advantage in negotiations and advice.

RATING ASSESSMENT

In respect of a new assessment, we are able to carry out a rating assessment and advise on the benefits of making an appeal, and the likely outcome. An appeal may produce a reduction in the rates payable, but caution needs to be exercised as an appeal can also lead to an increase.
