Prior To Occupation
Clee Tompkinson Francis will take an inventory and schedule of condition prior to occupation.
We will also arrange for an assured short hold tenancy agreement to be prepared for the duration of the tenancy - usually 6 or 12 months.
It is customary for 1 months rent plus 1 months deposit to be levied at the commencement of the tenancy and the rent to be paid thereafter directly to the landlord.
If necessary we can for an increased fee provide a management service in relation to repairs/servicing etc. NB Gas boilers must be serviced before commencement of tenancy & annually serviced; all furniture must be fire resistant.
EPCs / Landlord Packs
It is a legal requirement to have an Energy Performance Certificate if you are renting a property. An EPC contains information regarding the energy efficiency of a property and is available for a potential tenant to inspect.
