Most banks and building societies require property valuations to be carried out on a property before making a mortgage offer. A property valuation is simply a property inspection carried out with the sole purpose of determining the value of the property so that the lender can assess how much it may lend.

In assessing whether a Valuation is required, property owners or potential purchasers may require informal advice. Under certain circumstances a Chartered Surveyor is permitted to give advice which is not a Valuation but nevertheless can be of real benefit in the decision making process when considering the acquisition or disposal of a commercial property asset.
