Property Valuations are the backbone of much of our work and with 12 experienced chartered surveyors we have valued everything from a police station to grand county houses and everything in between.! Our rigorous internal valuation procedures ensure well researched reports which are fully compliant with the RICS regulations

RESIDENTIAL PROPERTY VALUATIONS

Most banks and building societies required a property valuation to be carried out on a property before making a mortgage offer. A property valuation is simply a property inspection carried out with the sole purpose of determining the value of the property so that the lender can assess how much it may lend.

A valuation is a very limited inspection and is not a Property Survey. A valuation should not be used as the only indication of whether to buy a property.

RURAL PROPERTY VALUATIONS

Our 14 Chartered Property Surveyors and Land Agents, one of the largest specialist teams in Wales, are able to provide advice on a wide range of property related matters including new build and refurbishment.

We provide property valuations for most purposes including Sale, Tax, Matrimonial and Secured Lending.

COMMERCIAL PROPERTY VALUATIONS

Commercial valuations can be provided for a variety of purposes, including acquisition, disposal, rental or financial planning purposes.

In assessing whether a Valuation is required, property owners or potential purchasers may require informal advice. Under certain circumstances a Chartered Surveyor is permitted to give advice which is not a Valuation but nevertheless can be of real benefit in the decision making process when considering the acquisition or disposal of a commercial property asset.

As qualified Chartered Property Surveyors in Wales, we can provide valuations in accordance with the Royal Institution of Chartered Surveyors Appraisal and Valuation Manual. This promotes consistency in the valuations a Chartered Surveyor will make in providing formal advice. As such this will often be referred to as a 'Red Book Valuation' due to the simple explanation that the RICS Appraisal and Valuation Manual is a large red book.
