A 115 acre upland farm lying about half a mile from the A482 trunk road and about 3 miles north of the village of Llanwrda.
The farm comprises a building plot which has planning permission to erect a 3 bedroom dormer dwelling, together with a nearby outbuilding, set in approximately 115 acres of farmland.
Planning permission to erect a 3 bedroom dormer bungalow with an Agricultural Occupancy Restriction was originally granted on 30th September 2008 under Application No: E/20004.
A documented commencement of works occurred on December 3rd 2015 and foundations on 29th December 2015.
Plans of the proposed dwelling are available in the agents office.
The land extends to approximately 115 acres or thereabouts. As can be seen from the enclosed plan, the land lies in one block with the building plot and outbuilding lying on the southern boundary. The lower enclosures lie on the western side of the farm with the land plateauing on the eastern side of the holding, which enjoys 360 degrees panoramic views.
This comprises a Dutch barn with part block and part corrugated walls and corrugated roof with two side lean-to extensions. Within this barn are sheep handling pens and a dip.
Mains water is not connected. However, we understand that a mains water pipe runs along the adjoining minor county road and it will be up to the purchaser to connect to this if they so require. The farm benefits from natural water supplies. Mains electricity is not connected however there is a mains electricity overhead line about 50 metres from the property and prospective purchasers should make enquiries to connection costs.
